Design of Building Structures
Timber Structures
We specialize in the design of GLT structures, frame systems, and CLT panels, as well as Masswood. These materials provide excellent thermal insulation properties, are environmentally friendly, and make it possible to create modern, durable, and aesthetically appealing buildings. We develop both classic and innovative solutions, taking into account the specific properties of wood as well as the requirements for sustainability and energy efficiency.
During the design process, we carry out thermal conductivity calculations for enclosing structures, as well as fire safety compliance calculations, ensuring that all structures meet current norms and safety standards.
Steel Structures
Steel structures enable the creation of large spans without intermediate supports and allow the implementation of complex architectural solutions. We design steel frames, metal frame systems, and hybrid structures, optimizing them for specific tasks and operating conditions. Thanks to their high strength, durability, and structural flexibility, steel solutions are ideally suited for industrial facilities, sports arenas, and business centers.
Design Principles
- Thorough calculation of load-bearing structures, considering regulatory requirements and real loads
- Optimal material selection depending on operating conditions and architectural solutions
- Consideration of construction technologies and installation specifics on site
- Ensuring cost-effectiveness while adhering to the principles of sustainable development
Our structural design is based on modern calculation methods and specialized software, ensuring high accuracy, reliability, and compliance with current standards. Each project is unique and requires an individual approach, which we consistently apply.
As part of the design process, we create not only a complete set of technical documentation but also a detailed 3D model of the building structures, allowing for the most precise development of joints and connection solutions.
Structural Calculations (RFEM6, DLUBAL)
Accurate structural calculations are the foundation of safe, reliable, and cost-effective buildings. Our engineers use advanced software solutions such as RFEM6 and DLUBAL to perform precise modeling and analysis of load-bearing structures. These tools allow us to simulate real operating conditions, ensuring that every design meets the highest standards of safety, durability, and efficiency.
We carry out calculations for:
- Static and dynamic load analysis (including wind, snow, seismic activity, and live loads)
- Stability verification and buckling analysis
- Thermal and fire resistance calculations
- Optimization of material use to reduce costs while maintaining safety and performance
- Complex geometry and non-standard architectural solutions
By using digital simulation and parametric modeling, we are able to anticipate how a structure will behave in different conditions throughout its life cycle. This approach not only improves the reliability of our designs but also helps clients save resources by avoiding over-engineering and ensuring compliance with international building codes and standards.
Thanks to the integration of RFEM6, DLUBAL, and BIM workflows, our structural calculations are directly linked with 3D models, enabling seamless collaboration between architects, engineers, and builders. This ensures that all stakeholders have a clear understanding of the design, minimizing risks and improving project delivery time.
BIM — Model-Based Design
We use BIM (Building Information Modeling) technology to create accurate 3D models of buildings and structures that contain complete engineering information.
This enables us to:
- Automate structural load and material quantity calculations
- Ensure coordination of all specialists within a unified digital model
- Make changes quickly and update project documentation instantly
- Minimize errors and prevent structural element clashes
- Generate shop drawings and specifications for production, including CNC-ready files
For efficient coordination between all project participants, we use Trimble Connect. This platform allows us to define common reference points for different models, identify conflicts at an early stage, and significantly speed up the approval process of design solutions.
We create detailed and interactive 3D models that visually present the project and effectively explain technical solutions to colleagues and clients. The use of BIM technology accelerates the design process, improves design quality, and simplifies construction management.
Our tools:
In our work, we use Tekla Structures BIM software, as well as the DLUBAL RFEM 6 FEM platform for structural analysis. The desired parameters of the final model — such as level of detail (from LOD 100 to LOD 500), automatic quantity take-offs, and output format — are agreed with the client before the start of work.
Expertise, Audit and Engineering Consulting (Timber Structures)
We provide professional expertise and technical consulting services for timber structures, covering both new projects and existing buildings. Our goal is to ensure safety, compliance, and long-term reliability of wooden structures in any type of construction.
Our services include:
- Project expertise – checking design documentation for compliance with standards and regulations
- Structural audits – on-site assessment of existing timber structures, including roofs and load-bearing elements
- Defect and risk analysis – identifying potential weaknesses, damage, or risks that may affect safety and performance
- Engineering consulting – developing recommendations and technical solutions for strengthening, repairing, or optimizing timber structures
- Expert reports – preparing official conclusions and documentation for clients and regulatory authorities
By combining in-depth engineering knowledge with practical experience, we help clients ensure that their timber structures are safe, durable, and efficient throughout their life cycle.
Design Management
Efficient design management is the key to the successful delivery of any construction project. We ensure smooth collaboration between all stakeholders, making optimal use of resources and maintaining deadlines at every stage.
Our main tasks include:
- Developing realistic project schedules that take into account the specifics of each stage and ensure a smooth progression from start to finish.
- Continuous monitoring of the design process — we track schedule accuracy and make timely adjustments to prevent delays and unforeseen disruptions.
- Optimizing the design team’s time and resources — by distributing tasks and workload rationally, we help every specialist work as efficiently as possible, avoiding downtime and overloads.
- Coordinating and supporting collaboration among all project participants — architects, engineers, contractors, and clients work together as one team, improving the quality of decisions and enabling quick resolution of emerging issues.
Through comprehensive design management, we achieve not only strict compliance with technical requirements but also save time and budget, creating the right conditions for the successful implementation of construction projects of any complexity.
Production and installation documentation for prefabricated wooden houses
- Assembly drawings of timber frames
- Detailed part drawings
- Material specifications
- Installation drawings and material specifications for delivery
Based on BIM model data, we can generate at any time: panel assembly drawings, element specifications, or detailed part drawings. If required, CNC export is available in BTL, BVN, BVX, and WUP formats for direct transfer to woodworking CNC machines.
For wall production drawings, we typically create 2–4 sheets, depending on the complexity of the structure. Each sheet represents one or two layers of materials to be installed at a given stage. The element specifications for production are exported directly from the BIM model in Excel format and form an integral part of the drawing package.
Additionally, each sheet contains a duplicated list of installed materials in the corner. All project documentation is dynamically interconnected via QR codes and automatically updated whenever changes are made to the BIM model.
Facade Element Design
Design and engineering of prefab timber facade systems for both renovation and new construction projects. Our approach combines BIM technology, high precision, and efficient installation, ensuring reliable and sustainable results.
- For apartment building renovations, we design prefab facade panels that allow external upgrades within weeks — while residents continue living in their homes.
- For new buildings, we manage the complete engineering workflow — from concept to production — including thermal analysis, connection detailing, and structural verification.
- We work with Point Cloud models (E57, PTS, RCP formats) provided by partners or clients. These models form the geometric basis for design, ensuring millimetres accuracy, minimal site adjustments, and a perfect fit during installation.
- Prefab renovation is up to 50% faster than traditional methods, requires no scaffolding, and causes minimal disturbance to residents.
- Proven experience: over 10 completed projects in cooperation with Estonian prefab factories.
Our workflow integrates seamlessly with Tekla Structures, RFEM, and Trimble Connect for coordinated design and efficient CNC fabrication.
